and for any extra work are to be paid by the buyer. |

Actual area of construction will be arrived at after
the construction is over and cost will be adjusted as per actual area of
construction. |

Original title deeds and sale documents
pertaining to land are available at our office for reference. |

Every effort will be made to complete and hand over the
project in time and obtain electrical, sanitary and water connections
within the stipulated time. However, no responsibility will be
accepted for any delay due to unforeseen circumstances and in obtaining the
services from the statutory bodies due to reasons beyond the control and
company. |

All NRI purchases are requested to ensure compliance
with the rules and regulations of the Reserve Bank of India. |

All transactions are subject to Thrissur Jurisdiction.
Owners' Association will be formed on handing over the possession of all
flats. Membership in the above Association is compulsory and not
optional. The Owners' Association will carry out all necessary
routine and annual maintenance and repairs to common area and exterior
walls of the building, common installation and fittings, payments of
electrical and water charges for common facilities and services.
Maintenance charges shall be paid by each owner regularly and periodically
as fixed by the Owners' Association. Apart form the above payment
each apartment/flat owner shall pay Rs.40,000/- to the Company/ Owners'
Association. |

Grace Park is a time bound project. In case
payments are not made as per agreement signed, the builder reserves the
right to cancel the allotment, in which case the amount paid except the
registration fee will be returned only after reallotment to another party
and without any interest. |

Documents for an apartment comprises of two parts:
A) On allotment, two agreements will be executed between the builder and
the purchasaer(1) for the sale of the undivided plot together with
respective share of undivided interest in common area and (2) for land
development and construction of Apartments.
B) The sale deed of the individual Apartment together with proportionate
undivided share and interest in common area will be registered on receipt
of 40% payment under the contract. |
